Real estate players say no glut after BSP tightens bank exposure ...

MANILA - Developers brushed aside concerns of a glut in the property sector after the Bangko Sentral ng Pilipinas moved to tighten banks' real estate exposure.

Filinvest Land Inc. and Vista Land & Lifescapes Inc. said there is no glut as demand for their residential products remains strong.

"I do not think there is a glut in housing and the BSP action is not a problem with Vista Land," said Ricardo Tan, the property firm?s chief financial officer.

The BSP ?just wants banks to report their exposure, including in real estate companies? bonds and equity. No, there is no glut in low-cost housing," said Annabelle Arceo, FLI investor relations officer.

Karlo Pobre, research analyst at Colliers Philippines, considers the BSP action as a "safety measure" to prevent an asset bubble.

"Everyone may just be overwhelmed with the number of condominiums being put up, but we continue to see that the take up is still very high. The BSP is just cautious now," said Pobre.

Colliers Philippines cited BSP data showing real estate loans growing 20 percent year-on-year to P524 billion, whereas non-performing loans slipping to 5.11 percent as against 6 percent in first quarter of 2010.

"The BSP move should not be a worry to the real estate industry as we?re seeing the strongest market and best fundamentals in the last 20 years. The Philippines will experience a continued robust demand across all sectors, especially the BPO sector," said Rick Santos, CBRE Philippines chairman and founder, referring to the business process outsourcing industry.

The BSP recently announced that it would expand the definition of real estate exposure by including not only loans to the sector, but also investments in debt and equity securities, the proceeds of which will be used to finance property ventures.

The expanded definition of loans also includes credits granted to individuals for the purchase or construction of residential real estate and to developers for socialized or low-cost housing projects.

Furthermore, the BSP expanded the definition of real estate activities to include not only construction or development of property projects, but also buy-and-sell, rental and management of properties.

In line with the expanded coverage of real estate exposure, the central bank also required lenders to peg their real estate exposure to adjusted capital, similar to that required under the single borrower's limit rule.

"It's just a lesson from the crisis in 1997 and 2009. Everyone is taking safety measures and again in terms of real estate loans, it's being capped at 20 percent. It has been stable at 14 to 16 percent so it's really not that alarming," said Pobre.

He said overseas remittances continue to be a major driver in fuelling demand for residential products. As of June, money sent home by overseas Filipinos reached $10.1 billion.

Interest rates are also at their lowest levels with lending rates hovering between 5-8 percent in contrast to a range of 12-15 percent over a decade ago.

"It doesn't always mean that there's the expansion cycle, the hyper-expansion cycle and eventually there's the bubble. Most of the time, it doesn't happen that way. It's more of an equilibrium, as long as the supply is taken up. It's a different story altogether. It's a mix and play of inflation rate and other factors," Pobre said.

Overall, the backlog in the residential sector of 3.7 million units in 2010 was mainly composed of demand for socialized and economic housing, Colliers said.

Use Cel.ly to safely communicate and engage your students!

As many of you know Cel.ly is on the top five lists of AWESOME programs I use with my students. It may even be # 1!!! No, I do not work for them, but I find it to be one of the most useful programs I use daily with my students to increase student communication and collaboration in a safe and support environment. Cel.ly is changing the face of education!

?

What is Cel.ly?

According to the Cel.ly website, ?A cell?is our term for?a?mobile group network. Messages and polls?sent to a cell are forwarded by Celly to specified cell members. In this way, Celly users can communicate and collaborate as a group in realtime using the immedicacy and convenience of text messaging. Additionally, from the Celly website?you can?send and receive cell?messages,?polls,?and access?other Celly?features. Celly works with any regular phone that has SMS texting, or from any web enabled device;?for instance,?a tablet, smartphone, or laptop.?

?

How I use Cel.ly with my classes?

I use?Cel.ly?to send text messages to my students with reminders, announcements,?polls, questions, etc.?Students?can text me and ask me a specific question such as ?what is on the test tomorrow?? or ask ?what did I miss in class?? when they were sick. Cell phones have the potential to bridge the gap between the home, school, and social media world.

Video Demonstration: How to use Cel.ly?

Interesting?ideas to incorporate mobile devices into your classroom

  • Create a Poll- This past fall I used Cel.ly?to get instant?audience?feedback to a series of prompts using student cell phones. Polls can be multiple choice or an open ended responses. The responses can be posted directly on the board and are an interesting way to get instant feedback, even from your quietest students.
  • Create Text Messaging Group- I have my students join?Cel.ly, which is a group chatroom, where my students can communicate instantly via text messaging. I have found Cel.ly to be one of the most beneficial social media programs I use in the classroom. Students communicate more with me through the use of their cell phones compared to any other form of communication. What impressed me the most this year was the number of parents that wanted to be included on the cell phone group.?
  • Cell Sharing-?Ask students to locate a photo, song, or video from their mobile device that best represents them. They can then pair share their selection with the class and why it was selected. (Idea from?Jackie Gerstein)
  • Random Question or Poll-?Students can be assigned a random question from?Question Cup?and then post their response using??Cel.ly,?Wallwisher?or?Wifitti. Responses can be posted on the whiteboard.?(Idea from?Jackie Gerstein)
  • Texting Interview- Students can be randomly paired together and provide them with a series of interview prompts. The pairs can text their questions and answers back and forth. The interviews can be summarized and shared with the class and posted on a sticky not board such as??Wallwisher or??Cel.ly. ?(Idea modified from?Jackie Gerstein)
  • Text a Friend- Students can text a friend or family member (outside of school) a question and then post the response on the whiteboard using ?Cel.ly, ?Wallwisher?or?Wifitti. Last year I posed the question, ?What was one history event that impacted your lifetime?? I am a history teacher so this was an interesting way discuss the concept of why history matters and how my students are historians. This idea also works well with any topic. I have used text a friend multiple times such as ?What do you know about Richard Nixon?? ?Why was Bill Clinton impeached?? ?Did you vote in the last election? Why or why not? Questions like these bring interesting and multiple perspectives into ?the classroom. Many family members have also commented that they enjoy the conversations afterschool about the lesson.
  • QR Code Scavenger Hunt- You can design a QR code scavenger hunt for your classes to get your students moving, sharing, and bonding. Check out this simple QR Code Generator from?Teacher Tools.

How can it increase parent communication??

Last fall, I encouraged parents to join my text messaging?classroom?group. I was surprised with the results. Of my 55 US history students, 35 of their parents participated. Parents commented that they appreciated the text message reminders about homework & tests, updates about their child?s progress, and even the in class texting activities. Parents are now more informed about how their kids are doing and are better able to help?their children with their schooling, which is key to student success.

Clint Eastwood Gets Cut From Romney RNC Video

A video mash-up of speakers from last week's Republican National Convention does not include an appearance from the " mystery RNC speaker," Clint Eastwood.

The two-and-a-half minute video posted today to the Romney campaign's YouTube account features former Secretary of State Condoleezza Rice, New Mexico Gov. Susana Martinez, Florida Sen. Marco Rubio, New Jersey Gov. Chris Christie, VP nominee Paul Ryan and of course, Romney himself, but it leaves out Eastwood's controversial speech.

Eastwood caused a stir at the convention and on Twitter with a rambling speech Thursday night, in which he interviewed an invisible President Obama in a wooden prop chair.

The speech launched a trend called " Eastwooding ," and prompted one supporter to tell Vice President Joe Biden , "You gotta keep the chair."

"You got that? The invisible chair," Bev Kalmer of Poland, Ohio said.

White House senior adviser David Plouffe called Eastwood "an American treasure," on ABC's " This Week " Sunday.

"We're all Clint Eastwood fans here in the Obama campaign," Plouffe said.

A Romney adviser said the presidential candidate found Eastwood's routine funny, but other Republicans worried it disrupted the flow of the final night at the national convention.

"I personally think Clint Eastwood was a mistake before he came out," former California Senate candidate Carly Fiorina said today on "Meet the Press."

Speaking on the same show, former presidential candidate Newt Gingrich called the performance "a distraction."

"I think in the long run it's almost irrelevant. But it's the sort of bump that gives everything something to tweet about, and it provides lots of fodder," Gingrich said. "On the other hand, if you're Mitt Romney and your choice is to have Saturday Night Live decide to pick on Clint Eastwood or pick on you, I think- I think I'd give them Clint Eastwood for every night for the rest of the campaign."

Unification Church founder Moon dies at 92: reports

Sun Myung Moon, the religious leader who founded the Unification Church and turned it into a thriving business empire, died in South Korea early Monday at the age of 92, reports said.

Moon, who was hospitalised with complications from pneumonia more than two weeks ago, died just before 2 am (1700 GMT Sunday), Yonhap news agency said citing a report.

The church on Friday said the religious leader had critical organ failure and quoted doctors as saying he had entered "an irreversible stage of his condition".

The Unification Church, set up by Moon in Seoul in 1954, is one of the world's most controversial religious organisations. Its devotees are often dubbed "Moonies" after the founder.

It is widely known for conducting mass weddings among followers involving thousands of couples. Its business empire spans dozens of firms involved in construction, heavy machinery, food, education and the media.

Report: Apple to release 7.85-inch iPad in October

6 hrs.

iPad Mini? iPad Nano? iPad Air? We don't really know what Apple will call the smaller version of its popular tablet, but we've got a pile of reports from anonymous sources to suggest that the device is actually coming. The latest of these reports claims that the shiny new iPad will be a 7.85-inch gadget.

Bloomberg's Tim Culpan writes that four people familiar with Apple's plans listed out the companies which may supply parts for the device and in the process revealed its diagonal?measurement.

The detail fits with what we've heard before, that the smaller iPad will be close to eight inches diagonally (rather than 9.7 inches like the current models).?

Leaked parts have also?suggested?that the device will use a 19-pin connector like the next-generation iPhone and be offered in a choice of black or white.?Both 9to5?Mac's Seth Weintraub and Apple watcher?John Gruber?agree that chances are high that this smaller tablet will look a lot like a large iPod Touch, with?a smaller bezel.

Of course, the folks at?Apple certainly haven't given any official word regarding the existence of a smaller iPad. ?(It's their policy not to address such rumors, after all.)?So, for now just pick your favorite bit of gossip and let's keep speculating until the cows come home ? or until the Apple executives come to the Moscone Center for an?announcement.

SAfrica justice minister questions court action

JOHANNESBURG (AP) ? South Africa's justice minister is demanding the nation's top prosecutor explain a decision to charge 270 miners with the murders and attempted murders of 112 striking co-workers shot by the police.

The development indicates a split in government over whether to shift the blame for the shootings from the police to the miners. The Aug. 16 shootings that killed 34 and wounded 78 near a platinum mine were the worst display of state violence since apartheid ended in 1994.

The National Prosecuting Authority's decision to charge them under an apartheid-era law leaves the government open to accusations it is acting like the brutal white rulers.

Justice Minister Jeff Radebe said the decision "has induced a sense of shock, panic and confusion," leading him to seek clarity from the prosecutor.
